Do you Have a Water Leak?

There are a few ways to determine whether you have a main line leak.

· High Water Bills –

If you have a water leak in your home, it will reflect on your water bill.  Sometimes, homeowners do not notice or are not too concerned when the water bill starts to increase.  However, after time, the local water utility company will send out a letter to advise that you have high usage and proof of a repair will be needed.

*Tip – just because you have a high-water bill does not necessarily mean you have a main water line leak.  A leak detection will likely be needed to find the cause of the high-water usage.

· Pooling Water –

Indoor Water Leaks:

When there is a main water line leak inside of your home, sometimes water will start to come up through the flooring (tile, carpet, etc.).  If you notice water in an area that does not have any plumbing fixtures (toilet, shower, etc.) nearby, then it is likely a sign of a slab leak.

Outside Water Leaks:

When there is an exterior water line leak, sometimes water will be seen puddling in an area outside the front of your home (somewhere between the main water shut off and the water meter).

*Tip – if you have an irrigation system, a leak in the front exterior of the home could also be from irrigation and not the main water line.

· Hot Floors

Sometimes, when there is an underground leak coming from the hot water line inside the home, it will cause the tile/laminate/wood flooring to feel warm to the touch.

· Vegetation Growth

If you notice a significant increase in grass or weed growth in front of your home, it could be a sign of a main water line leak in that area.

Causes of a Water Line Leaks –

There are a few causes for water line leaks in Henderson, NV.  They will deteriorate over time due to age and the elements causing them to leak.  Another common cause for water line breaks outside of the home is root intrusion from aged trees.  Roots will start to grow towards water sources over time eventually penetrating the water line, causing it to leak.  Rarely, main water line leaks can also be caused by manufacture defects.  An example would be if your home was piped with Kitec or Vanguard piping which are known for faulty products.

How to Locate a Main Water Line Leak –

When you have a high-water bill and are unsure where it is located, there are steps that can be taken to first isolate the leak to the interior or exterior of the home.  This is only possible if you have a main water shut off valve for the main water line going into the home.  If the meter is still spinning when that shut off valve is turned off, then the water leak is outside of the home.  If the leak is outside of the home, turning off the backflow preventer to the irrigation (if applicable) would help determine if the leak is within the irrigation system or the main water line outside of the home.  If the meter spins while backflow preventer is off, the leak is on the main water line outside of the home.  Once the leak is determined to be inside or outside of the home, a leak detection service would likely be needed to pinpoint the exact location to make the repair.

Water Line Repair Options –

Depending on where the leak is located, there are a few options for repairs

Slab Leaks (inside of home):

When a slab leak is located inside of the home, our plumbers always recommend re-routing the water line through the walls and abandoning the old underground water line.  This method is the least invasive way and most cost efficient.  Another method that our plumbers do not typically recommend is going into the slab to make a spot repair.  This method requires jackhammering concrete to get to an already deteriorating water line.  The vibrations can cause other lines to break and more repairs to be needed.  In addition to this, there could be multiple leaks on one line which would not be found until one leak is repaired causing more cost for the homeowner.

Exterior Water Line Repair Options:

As with interior slab leaks, there are two options for repairs when there is a leak on the exterior main water line.  A spot repair is when there is only a repair made to the leaking portion of the main water line.  This is the least costly repair on the front end but may cost more long term.  Our plumbers typically recommend a full water line replacement (which comes with a 24-year manufacturer warranty if using Wirsbo PEX).  This involves replacing the main water line from the shut off valve to the water meter.  Since the water line is already leaking in at least one area, the age and condition of the remaining line is in the same condition.  That line will likely leak in other areas shortly after the initial leak and it saves money in the long run to replace the line instead of repairing it more than once.

Water Line Repair Costs –

The cost to repair a main water line will vary depending on what option is chosen and how large the home is.  Investigative work such as a leak detection will cost anywhere from $200-$500 just to determine the source.  Other things that will be taken into consideration in regards to pricing will be how far the new water line will have to travel and whether any obstructions are in the way (tree, structures, load bearing studs, etc.).  A water line repair will usually start at about $1,000 and goes up from there.
