For most homeowners, you never think about your water heater until it breaks or on the occasion when you run out of hot water in the shower.  Water heaters are generally pretty reliable and have a multi-year lifespan.  With just a few simple steps you can monitor the life of your water heater.

Water Heater Check-Up

Look for drips or wet spots around the base of your water heater.  This can mean that the water heater seals are starting to weaken and a pending disaster is looming.   If you have a gas water heater make sure the flame is blue and not yellow.  If it seems like you have less and less hot water and it runs out too quickly this is another sign you may need to replace the water heater.  Lastly if you see rust or discoloration coming out of your hot water then you probably have a bad water heater that has corrosion build up on the inside.

Signs of Wear and Tear, Now What?

If any of the above checkup problems are happening with your water heater then you have a few options.  You can replace your water heater with a new one.  Many of the new water heaters are energy efficient and will actually save you money on the long term.  The other option is to consider a tankless water heater.  They are eco-friendly, water and energy savings and are the trend for new construction.
